Senior Estimator/Preconstruction Manager

Responsibilities

  • Research and understand project requirements, including site visits.
  • Keep up with industry trends, market conditions, economics, local politics, and real estate development.
  • Guide projects through preconstruction phases (estimates, schedules, risk management).
  • Communicate effectively with clients of all knowledge levels (from business leaders to developers).
  • Develop:
  • Estimates
  • Schedules
  • Variance reports
  • Life cycle cost analyses
  • Scopes of work, qualifications, exclusions
  • Value engineering reports / bids
  • Evaluate subcontractor and vendor bids for best value.
  • Build and maintain strong vendor relationships.
Requirements
  • 10+ years in the construction industry (commercial building projects).
  • Proven track record in estimating and leading preconstruction phases.
  • Strong with numbers, analysis, and deal-making.
  • Collaborative communicator - able to work diplomatically with clients, consultants, subcontractors, architects, engineers, and stakeholders.
  • Experience handling challenging, dynamic projects including alternative project delivery methods (Design-Build, CM-at-Risk, IPD, etc.).
  • Excellent attention to detail and communication skills.
  • Education: BSc/BA in engineering, construction science, or related field.
  • Alternative project delivery expertise required.
  • CPE certification (Certified Professional Estimator) - preferred but not mandatory
  • Proven estimator / preconstruction manager experience.
  • Strong grasp of accounting and project management basics.
  • Deep understanding of data research, analysis, and estimation metrics.
  • Proficiency in software:
    • Timberline (Sage Estimating)
    • MS Teams / Zoom
    • Navisworks
    • Quantity survey programs
    • Other cloud-based collaboration platforms
  • Strong communication and negotiation skills.
  • Well-organized and reliable.
Compensation & Benefits
  • Pay: From $125,000/year.
  • Benefits: 401(k) + match, medical (health, dental, vision), HSA, PTO.
