About the Role
Paradigm8 (P|8) is a Tahoe-Truckee based development and construction firm with a high-performance, team-oriented culture. We are looking for a driven, organized, and solutions-focused Development + Construction Project Manager ("Dev/Con Project Manager") to take a lead role in delivering our projects from design through construction close-out.
This is a hands-on position at the intersection of design coordination, permitting, field execution, and stakeholder communication. You'll thrive here if you love being in the middle of the action — collaborating with field teams, subcontractors, consultants, and suppliers to keep projects on time, on budget, and on point. The responsibilities outlined here are not exhaustive — this role is ultimately about whatever it takes to deliver successful projects, from early-stage development through construction close-out.
What You'll Do
• Own and maintain development and construction budgets and schedules, keeping all stakeholders aligned
• Coordinate closely with designers, consultants, general contractors, subcontractors, and suppliers throughout project delivery
• Lead RFI, ASI, and change order tracking — prioritizing resolution and keeping projects moving
• Drive permit issuance and manage agency, utility, and regulatory coordination
• Review and approve contractor and consultant billings and change orders
• Maintain a consistent weekly site presence to stay close to execution status and schedule adherence
• Build and manage project matrices for drawings, specs, RFIs, ASIs, and change orders
• Foster a collaborative, solutions-first environment across all project teams
• Step in wherever needed across development and construction functions — this role spans the full project lifecycle and evolves with each project's demands

Qualifications
• 5+ years of relevant project management experience in finance, construction and/or real estate development
• Degree in construction management, real estate, planning, finance, or related field
• Ability to read and critically assess residential and commercial design documents
• Proficiency in Microsoft Excel, Word, and Outlook; expert-level command of Microsoft Project
• Comfortable managing financial spreadsheets, budgets, cost estimates, and proformas
• Valid driver's license and reliable vehicle for regional travel, including inclement weather
• Physical ability to access active construction sites with stairs, uneven terrain, and outdoor conditions at ~7,000' elevation
